I can only talk from actual, factual experience. Our
Real estate sale Colorado real estate buyers here in Breckenridge Colorado are paying either cash, or have substantial down payments. They are not financing 100% any longer. 90% of our Colorado buyers are people who are renting who can no finally afford a reasonably priced house and others are from up North who have cash and can now afford a Colorado second home..... All good news from our end. Our buyers have not been flippers. They are end users. That’s a lot of what we are seeing here also. I don't know of anyone getting a 100% loan and even a lot of 80-85% people are paying PMI. A lot of people from up North (NY, NJ, Virginia) moving here paying cash or with huge down payments. Some people that have been contractors in Iraq and Kuwait coming home to purchase a Breckenridge Colorado real estate foreclosed home to live in and pay cash with their money.
